A History of the Russell Farm Estate

Development in the 1990’s

1991 Map

A map dated 1991 shows changes over the last few decades including:

  • Greenbanks, which was constructed some time before 1974.
  • Ashfields bridge prevents traffic from intersecting with the A41.
  • Russell Lane no longer links with the A41 but still seems to be accessible from the Hempstead Road.
  • The roundabout with the A405 has been constructed.
  • The M25 slip road can also been seen. The M25 was built in sections and completed in Oct 1986.
  • The contour lines on this map show that, as claimed in the sale particulars for “Lovely Modern Homes” in 1934, Minerva Drive and Goodwood Avenue do occupy some of the highest positions in Watford.

1992 Ridge Lane Playing Field Development

This area, at the corner of Ridge Lane and Hempstead Road, and the land to the left of Ridge Lane was shown as shaded, being excluded from the 1934 plan.

The notes on the plan show it as a sports area and, whilst there were no tennis courts or cricket pitch, it was for many years a Sports Ground.

Corner plot – In Dec 1992 permission was given for “Residential development comprising 29 no. four bedroom and 12 no. three bedroom detached houses.”
